Methodology and Criteria

CRISIL will be selecting the winners for the various categories of awards based on a rigorous two stage selection procedure. The first stage will be the Short listing stage while the second stage will be the Selection stage.


Short listing Stage
In the Short listing stage, all the data submitted by the developers in the application form will be thoroughly scrutinized by CRISIL based on stringent short listing criteria. CRISIL might also seek additional information relating to the project from the developer. Based upon the information submitted by the developers, CRISIL will choose a list of finalist in this stage.


Selection Stage
In the selection stage, the finalist would be invited to make a presentation in front of the Jury. CRISIL will also ask for a declaration from the developer relating to the project, during this stage. The Jury will evaluate the presentation made by the developer based on the criteria and also ask questions relating to the project and the promoters. The Jury will select the winners for the various categories based upon the presentations made.


The criteria which would be used for scrutinizing the applications is based on the following parameters


Criteria for Theme Awards (General criteria applicable to all awards)

  • Developers track record
    • Legal, Construction, Market Position of the promoter group, Timely Completion, Developmental Strategy
  • Construction quality
    • Structural, Infrastructure, Finishes, Integrated facilities
  • Legal
    • Clarity of title, Encumbrances, Sales Agreement
  • Financial
    • Returns and variability of capital employed, Leverage, Margins
  • Organizational Structure, Systems and Processes
Criteria for Category Awards (Specific Criteria for each award)
  • Highest Consumer Protection
    • Sales agreement, Construction Safety, Disclosures
  • Highest Transparency
    • Communications, Accounting Disclosures
  • Best Project Execution
    • Construction techniques, Systems & Processes, Project Organization, Usage of Technology, Strategies
  • Best Legal Systems
    • Clarity of Title, Encumbrances, Sales Agreement, Development Agreements, Timely receipts of regulatory clearances, Conveyance of Land
  • Best Overall Systems
    • Workflow Standardization, Computerization, Usage of ERP, QC Control, Construction Technology
  • Best Overall safety
    • Design and structure related, construction quality, security against natural calamities such as earthquake, floods etc, protection against accidents due to fire, electrocution etc., anti theft systems
